Selling a probate property in Manchester

We buy probate and inherited property across Greater Manchester. Nothing to clear, nothing to repair, and you set the completion date.

What usually happens to an inherited house

An inherited house tends to sit still while everything around it moves. The person who lived there has died, the paperwork is somewhere in a queue, and the property waits — usually empty, often a long way from whoever has become responsible for it.

Empty houses cost money quietly. Most insurers treat a property as unoccupied after about thirty days and either raise the premium or narrow what is covered. Council tax exemptions on probate properties do not last indefinitely either. In the meantime somebody has to collect the post, check the place over, and keep the heating ticking through winter.

If you are the executor, you are doing this on behalf of other people, which is its own kind of pressure. Beneficiaries live in different places and often want different things — one would like it sold, another would like time. A sale that completes on a known date, for a figure everyone can see, tends to settle those conversations more quickly than a listing that might take four to six months and might still fall through near the end.

If you would rather talk than type a postcode, that is often easier with something like this. There is no script, and nobody will push you.

And then there is the house itself: decades of belongings, furniture nobody has room for, a kitchen untouched since the eighties. Clearing it is the job people put off longest. It is also the part you do not have to do.

What is different about a probate sale

We buy with our own funds, so there is no mortgage application, no survey condition and no chain above us — the three parts of an ordinary sale that a probate property is least equipped to survive. The terms are the same ones we offer on any cash house purchase across Greater Manchester: no fees, no chain, and no obligation to accept the figure once you have it.

Four things matter more here than they would on an ordinary sale.

  • You do not need the grant to get a figure. We can look at the property and give you a number while the application is still with the Probate Registry. Completion waits for the grant, because legally it has to — but the waiting happens in the background instead of after you have found a buyer.
  • Nothing needs clearing. Take what matters to you, in your own time, and leave the rest exactly where it is.
  • Nothing needs repairing. Damp, an ageing roof, dated wiring, a boiler that stopped years ago — none of it changes whether we buy.
  • You set the completion date. If probate takes longer than anyone expected, the date moves with it. If you need weeks to go through the house first, take them.

Questions executors ask

Can you buy before probate is granted?

We can agree a figure and terms while the application is still with the Probate Registry, but the sale cannot complete until the grant is issued — until then nobody has the legal authority to transfer the property. What changes is the order of the waiting. Instead of receiving the grant and then starting to look for a buyer, you arrive at the grant with the sale already arranged.

The house is full of belongings. Do we have to clear it?

No. Take whatever matters to you, and leave everything else where it is. Clearing a parent’s house is the part most people find hardest and put off longest, and it has never been a condition of us buying.

There are several beneficiaries and we do not all agree. Can you still help?

We can give you a figure, which is often what the disagreement is actually about — it is easier to choose between selling and waiting when you know what the sale is worth. What we cannot do is decide for you. Everyone who needs to consent still has to, and we would rather wait than press. If the family concludes an estate agent is the better route, that is a perfectly reasonable answer.

The house is in Manchester but I am not. Does that matter?

Only the property needs to be here. We buy across the ten Greater Manchester boroughs, and a good number of the executors we deal with live hours away or abroad. There is no viewing for you to attend and no reason to travel — it can be handled by phone, post and email.

If the timing is wrong, or the family has not decided, saying so is a perfectly good place to leave it.

No fee. No obligation.

Ask for the figure, then decide

No decision is needed on the call. Plenty of executors ring for the number and take it back to the family before anything else happens, which is usually the sensible order.
