This explains what happens to the details you give us. It describes this website as it is actually built, so it is shorter and more specific than most policies you will have read.

Who we are
SellHouseFaster reviews property enquiries and makes cash offers across Greater Manchester. If you proceed, a direct buyer purchases the property. When you use the form on this site, we decide what happens to what you send. That makes us the data controller.
We trade as SellHouseFaster from Suite 1, 10 St John St, Manchester M3 4DY. You can reach us on 0161 806 1235, at contact@sellhousefaster.co.uk, or through the form on our contact page.
What we collect, and why
The form asks in two steps, and stops if you stop.
Step one asks for a postcode and nothing else. We use it to identify the property location and check the area covered. If you go no further, that postcode sits in a temporary record for thirty minutes and then disappears on its own. Nothing is emailed and no lasting record is made.
Step two asks for the details we need to ring you back. That is:
- Your name and telephone number. Required, because a cash offer is a phone call.
- Your email address. Optional. We will call rather than email, so you can leave it blank.
- The type of property, how many bedrooms it has, and the first line of its address. All optional. They let us start the valuation before we ring, and none of them is needed to get a call back.
- Your estimated property value. Optional, and a rough figure is fine — we confirm it ourselves.
- Your reason for sale. Optional, picked from a list, and one of the choices is “Rather not say”. It saves you explaining from scratch on the call.
We also record which page you were on when you sent it, and whether you ticked the optional box asking for occasional updates.
If you arrived from a Google advert, we store the click reference Google adds to the link, so we can tell which adverts bring real enquiries. The reference can be linked to your enquiry details and is treated as personal data when associated with them. It is read from the address bar and is not stored in a tracking cookie.
The message form on the contact page asks for your name and telephone number, and optionally an email address, a postcode and whatever you want to tell us. It is emailed to us and nothing else is kept on the website: there is no record of it in our database, only the email in our mailbox.
The WhatsApp button on every page is a link. Nothing happens until you tap it; if you do, the conversation takes place on WhatsApp and is covered by WhatsApp’s own privacy policy, not this one.
Our lawful basis for each of those
| What we do | Lawful basis |
|---|---|
| Review your property, contact you about an offer and share the necessary details with the direct buyer and legal professionals when you ask to proceed | Article 6(1)(b) — steps taken at your request before entering a contract |
| Send occasional updates about selling property, if you asked for them | Your consent, given by ticking a box that starts empty |
| Keep the form working and stop automated abuse | Our legitimate interests in running a working website |
We do not ask you to tick a consent box to make an enquiry, and that is deliberate. You are asking us to value a house. Consent has to be something you can freely refuse, and a form that will not submit without a tick is not a free choice. The tick box we do have is for marketing only, it starts empty, and the form works whether or not you use it.
Optional website analytics
With your consent, we use Google Analytics 4 to understand website visits and measure phone-link clicks, WhatsApp-link clicks and successful enquiries. Clicks do not tell us whether a call connected or a WhatsApp conversation took place.
Analytics can process browser and device information, approximate location and a cookie identifier. We strip page-address query strings and fragments, and do not send names, telephone numbers, email addresses, property addresses, postcodes or form answers to Analytics. Advertising features and automatic form measurement are disabled.
Google processes analytics data and may process it outside the UK. Read how Google uses information from sites using its services. Our basis for optional analytics is your consent. You can reject analytics or withdraw through Cookie settings at any time. Your enquiry and the website work without analytics.
The form uses a one-way abuse-prevention code for an hour and discards the hidden anti-spam field. This is separate from optional analytics.
How long we keep it
Analytics event data is retained for two months. Aggregated Analytics reports may remain available for longer. This is separate from enquiry-record retention below.
Twelve months. A job runs on this site every day, finds enquiries older than twelve months and deletes them outright. They are not moved to a bin to sit there; they are removed.
The one exception is people who went on to complete a sale through our service. Those records stay, because there is a property transaction behind them that we may need to evidence.
Two shorter ones: the postcode you type at step one is held for thirty minutes so step two knows what you asked about, and the anti-abuse count above lasts an hour. Both expire without anyone doing anything.
Two things that twelve-month job does not reach, which you should know about:
- The email we send ourselves when an enquiry arrives sits in a mailbox. Clearing those is something a person has to do, not something the site does.
- Comments on articles are kept as long as the article is published, along with the name and email you gave. Ask us and we will remove yours.
Who else sees it
- Our hosting provider stores this website and its database, and can technically reach what is in it.
- Our email provider carries the message telling us an enquiry has arrived, which contains what you sent.
- The direct buyer, if you decide to proceed. We share your name, contact details and relevant property information so the buyer can assess and progress the sale. We explain who is involved before you commit.
- Solicitors and conveyancers, when needed to progress a sale. They receive the details required for the legal work.
- WhatsApp, run by Meta, if you choose to message us there. That is your choice to make, one tap at a time, and it is governed by WhatsApp’s own terms.
- Gravatar, run by Automattic, if you leave a comment on an article. The site asks Gravatar for a profile picture using a scrambled version of your email address.
We share information with the direct buyer when you choose to proceed, rather than circulating your enquiry as a mailing list. Buyer and legal-professional sharing is used to assess and progress the sale you have requested.
Where your details are held
This one deserves a straight answer rather than a sentence you have to decode.
The server running this website is in Singapore, not the UK. Our hosting provider runs it, and the database holding enquiries sits on it, as does the mailbox our enquiry emails land in. So when you send either form, your details leave the UK. Gravatar and WhatsApp are also outside the UK.
International transfers require appropriate protection under UK data protection law. You can contact us for information about the providers and safeguards relevant to your enquiry. If you would rather your details did not leave the UK at all, ring us on 0161 806 1235 instead of using the form. A phone call does not go through this website.
Cookies
We remember your analytics choice for six months. Google Analytics cookies are only set after you accept; they are configured to expire six months after their most recent update. When analytics is accepted, a short-lived, random first-party token lets us count an enquiry after it has been recorded. The token contains no form details, lasts at most ten minutes and is consumed once.
The WhatsApp widget stores a session-only introduction preference in your browser. WordPress also uses cookies for signed-in staff. See our cookie policy for details and use Cookie settings to change your analytics choice.
Your rights
Under UK data protection law you can ask us to:
- Show you what we hold about you.
- Correct it if it is wrong.
- Delete it. If you asked for a valuation and changed your mind, say so and it goes.
- Stop using it for a while, if you are disputing something.
- Object to us using it at all.
- Hand it over in a portable form, or send it on to someone else.
- Withdraw consent for the optional updates, at any time, without affecting anything else.
To use any of them, ring 0161 806 1235 or email contact@sellhousefaster.co.uk. We will answer within one month. There is no charge, and you do not have to give a reason.
If you want to complain
Tell us first if you can, because it is usually quicker. If you are not satisfied, you have the right to complain to the Information Commissioner’s Office, the UK regulator. You can do that whether or not you have spoken to us.
- Helpline: 0303 123 1113
- Online: ico.org.uk/make-a-complaint

Changes to this policy
If we change how any of this works, we change this page and move the date at the top. We will not change it quietly and we will not backdate it. If a change is significant and we hold your details, we will tell you directly rather than leave you to notice.
