A house in Manchester can get an offer quickly and still take months to complete, and that matters if you need the money for a move or you are paying to keep an empty property going. Before you choose how to sell, work out whether you need an offer by a certain date or the sale itself completed.
Buyers have more choice this autumn. Zoopla reported on 30 September 2026 that the number of UK homes for sale was 5% higher than a year earlier, while sales agreed over the previous four weeks were 9% lower. Those are national figures, so they cannot tell you what will happen to one house in Greater Manchester, but they are a good reason to look closely at the price and the likely buyer for yours.

Check Sold Prices Before You Set Your Asking Price
Ask two local estate agents which nearby homes they have sold recently, what they first asked for and what they finally achieved. A similar house still advertised online does not tell you much, as it may have been sitting there for months.
Condition matters as much as the postcode. A freshly renovated terrace and one with damp or a roof problem will get very different offers, even on the same street. If your property is already on the market, ask your agent what buyers are saying after viewings. Few enquiries can point to the price or the advert, and lots of viewings with no offers can point to something people only notice when they arrive.
An Accepted Offer Is Not The Finish Line
Once you accept an offer, the buyer may still need a mortgage, a survey and the sale of their own home. The solicitors then have to work through searches, contracts and enquiries, and if your buyer’s circumstances change the sale can slow down or fall through. That is the worry so many of our clients have had before they came to us.
Tell anyone valuing your property when you really need to complete. “I need an offer soon” and “I need the sale money by the end of November” call for very different advice. Our guide to Manchester sale times explains where the waiting usually happens.
Which Way Of Selling Suits Your Home?
An estate agent
If the property is in good order and you can wait, marketing it through an estate agent gives you the chance to reach more buyers and possibly get a higher price. Agree the agent’s fee first and ask how they will deal with offers from buyers who still have a property to sell.
An auction
An auction can suit a home that needs work, or a seller who wants a set process. Check the reserve price, all of the fees and the type of auction contract first. An auction date does not guarantee a buyer or a particular price.
A cash offer
A cash offer is another figure to put next to your agent’s valuation. We do not offer full asking price, as we offer a solution to a difficult situation, and a cash sale will usually be lower than a patient open-market sale. In return a cash buyer can proceed without a mortgage or a chain, so there are no fallen through house sales and no house viewings. Before you agree to anything, ask who will buy the house, whether they have the funds, what legal checks are still to do and what date they can realistically complete.
Sell House Faster reviews your property details and aims to make you an offer within 24 hours. If you want to take it further, we explain who would buy the property and how the sale would work. Completion in as little as seven days may be possible in some cases, depending on the buyer, the property and the legal work. You do not have to accept the offer, and if the sale completes we pay your solicitor or conveyancer fees and disbursements. You can read the steps on our How we work page.
Use Evidence From Your Street, Not A Borough Average
Zoopla’s September report describes stronger demand for affordable two- and three-bedroom houses in northern England than for many flats and larger homes. Even so, that regional trend is no substitute for checking what has sold near you. A flat with a short lease in Salford needs a different comparison from a family house in Bury.
If you are selling in Rochdale or Bury, start with recent sales of the same type of property within a few streets. Look at condition, tenure and whether the homes had tenants. These details will tell you far more than a headline figure for the whole borough.
What To Get Ready Before You Decide
Find out what you still owe on your mortgage and what you would take home after the costs of each way of selling. Gather what a buyer’s solicitor is likely to ask for, such as title documents, lease details if you have them and paperwork for any big building work. You do not need every document on day one, but knowing what is missing helps you judge the timetable.
Be upfront about any problems. If a buyer pulled out and left you with a broken chain, tell the next buyer your deadline. If the house needs repairs, say what you know rather than letting it come out at survey. An offer based on the real condition is worth more than a higher figure that gets changed later.
